For most people, the word "farming" brings to mind endless rows of corn or combines moving through a wheat field. But there's another type of farming that has even greater potential for extraordinary returns: permanent crop property.

The National Council of Real Estate Investment Financeries (NCREIF) Farmland Index defines permanent cropland as "land used for crops that are planted once and subsequently harvested many times over a period of several years." Most permanent cropland is located in Califormia (nuts, citrus, vineyards); Florida (mostly citrus), and the Pacific Northwest (apples, cherries, vineyards).

Now consider the potential return: An investment in a permanent crop property can generate annual income returns in the 10-15 percent range, once peak production has been achieved.
